United Home Group LLC acquires and manages properties of one to four units. Typically these are single family homes, but may be duplexes, triplexes, or fourplexes. Each of these units stand on their own financially, due to the way they were purchased and are managed they remain innoculated from the ups and downs of the economy. Each is leveraged no more than 80% LTV and all have aggressive captial and maintenance schedules.
United Home Group LLC acquires properties in neighborhoods where families can live safely and with pride. Generally our occupants do not want to purchase a home at this point in their lives or are saving to purchase. Each property has space and anemities which keep our customers happy. Many of our tenants would like to purchase the home they lease from United Home Group LLC! Our mean average tenant stay is 4.3 years and we have a less than .5% vacancy rate.
The company has also exercised its ability to purchase houses which were to be demolished only to make way for large homes, and move these older, structurally superior homes to a new site. This has developed a niche reputation, which in the correct scenario, creates excellent opportunity to grow the company and continue to build its solid portfolio of single family homes.
Finlayson Apartments LLC
Finlayson Apartments LLC holds the majority of ownership in properties which have 5 or more units. Each of these properties is organized as its own Limited Liability Corporation with multiple investors. Finlayson Apartments LLC seeks out multi-unit apartments, completes a through due diligence, does on site inspection of the property, the area and the competition. We then make an offer which will allow the property to function even in conservative scenarios. If the offer is accepted, Finlayson Apartments LLC offers shares to existing investors, and then into the private market.
The company completes the transaction to closing and has the propety professionally managed under close scrutiny. Our projects are operating, revenue producing apartment complexes each with the ability to see improved revenue or more effective expense control. We are not in the business building new complexes holding shareholders' money in non revenue producing projects.... 
United Long Term Care Properties LLC
United Long Term care Properties LLC (ULTCP) may seem like a sharp diversion, however long term care (LTC) housing is complementary to our other core business units. Alan Finlayson has more than a decade of senior long term care management. Alan recently function as a Chief Operations Officer of a multi state healthcare management company where he oversaw operations, new financing, acquisitions, and compliance. We screen these properties in the same manner as our large apartment complexes, however the company's background in LTC allow us to have insight to the state and federal funding guidelines, operations of these complex units. We take the property from intial due diligence to closing, and partner with an operations company to manage the care side of the business. ULTCP maintains an experienced eye on the operations to ensure continued viability. Each property is formed as an LLC with ULTCP as majority owner and shares offered to individuals....
